Package Mortgage: Financing Home and Fixtures | Fintiex

What a package mortgage is (real estate plus personal property under one financing package), how it differs from a blanket mortgage, and why included items and terms vary.

By Fintiex EditorialUpdated October 30, 20263 min read

Package mortgage is a mortgage structure that secures both real estate and certain personal property (for example appliances, furniture, or other fixtures called out in the loan documents) under one lien package. Read blanket mortgage when the comparison you need is one loan covering multiple real properties rather than real estate plus personal property. It is not a rate sheet, not underwriting advice, and not a quote of today's loan terms. Structures, rates, and what counts as included personal property vary by lender, state rules, and the written loan documents. Never invent current rates or typical package lists as today's hard facts.

What a package mortgage usually covers

In a package mortgage, the security interest can reach beyond the land and building to named personal property that travels with the deal. Read blanket mortgage for the multi-property collateral cousin, and soft-browse the mortgages hub. Exact lists, filing requirements, and release rules depend on the note, mortgage or deed of trust, and any UCC or similar filings your state and lender require. Read the documents rather than assuming a standard appliance set.

Package mortgage vs blanket mortgage (and related purchase vocabulary)

A blanket mortgage typically spreads one loan across more than one real property. Read blanket mortgage. A package mortgage instead (or in addition, in some deals) folds personal property into the same financing package as the real estate. Purchase-money mortgage vocabulary (financing tied to buying the property) can appear in the same conversation, but it is a different label about when and why the loan is made, not about packaging personal property. Confirm with written documents which structure you are actually using.

Why terms vary (and what not to invent)

What personal property is included, how it is described, whether separate filings are needed, and how releases work when items are sold or replaced all depend on the lender, state, and contract. Read blanket mortgage for neighboring collateral literacy, and soft-browse the mortgages hub. Fintiex will not invent today's rates, fee schedules, or a universal list of included appliances as hard facts. Get a dated Loan Estimate and the full security documents from a lender or closing professional for your scenario.

What items may be included

A package mortgage may cover items that come with the home, like kitchen appliances, a washer and dryer, window coverings, or built in furniture. In some new construction deals, the builder includes these items in the price. The idea is that the buyer pays for them over the life of the loan, instead of buying them separately.

Cost over time

Spreading the cost of items that wear out over a long loan can mean you are still paying for an appliance years after it is replaced. Compare the extra interest with buying the items in cash or with a short loan. Ask the lender to show the payment with and without the items.

Appraisal and lender limits

Lenders and appraisers often treat many appliances as personal property, not part of the real estate. Some loan programs do not let personal property add to the value or loan amount. Ask the lender what it allows before you plan around it.

Ownership and the lien

If the items are included in the mortgage, the lender's lien may cover them too. That can matter if you want to sell or remove them. Read the security instrument to see what it covers.

When a package deal may help

If cash is tight at closing, rolling in a few needed items may help. Just be clear on the cost.

Questions before you agree

  • What items are covered?
  • Does the appraisal count them?
  • What does this add to my payment?

Warranties on included items

Appliances usually carry their own maker warranties. Keep those papers, since the mortgage does not cover repairs.

Where Fintiex helps next

Start with blanket mortgage, then browse the mortgages hub.

Frequently asked questions

What is a package mortgage?

A package mortgage secures real estate and certain named personal property under one financing package. Exact lists depend on the written documents.

How does a package mortgage differ from a blanket mortgage?

A blanket mortgage typically covers multiple real properties with one loan. Our guides on blanket mortgage go further. A package mortgage focuses on real estate plus personal property in the same package.

What personal property might be included?

It depends on the loan documents. Appliances, furniture, or other items may be named. Do not assume a standard list; read the security instruments.

Is a package mortgage the same as a purchase-money mortgage?

No. Purchase-money vocabulary is about financing used to buy the property. A package mortgage is about what collateral is bundled. See the blanket mortgage pages for another collateral structure.

Do package mortgages always need separate personal-property filings?

State and lender practice vary. Some deals use additional filings; others rely on the mortgage documents.

Will Fintiex invent today's package mortgage rates or typical structures?

No. Rates, fees, and included-item lists change by lender and deal. Get dated disclosures for your scenario.

Does this explain my own situation with package mortgage?

No. Only a lender, closing professional, or licensed advisor can speak to your documents and eligibility.

What comes up alongside package mortgage?

Start with blanket mortgage for related collateral literacy.
